Virtual staging is generally permitted when edited photos are clearly disclosed and accurately represent the property. Requirements vary by MLS, so agents should confirm their local rules before publishing.
Article 12 of the NAR Code of Ethics requires real estate advertising to present a truthful picture. Virtual staging may help buyers visualize furniture and décor, but it should not conceal defects or alter the property’s physical features.
Common MLS Rules
Most MLS organizations require some combination of the following:
