Professional Photography ells Listings Faster
Buyers, now more than ever need professional photos
For the past 6 years I have dedicated my profession to #RealEstatePhotography.
While working in-house at a Real Estate firm, I sat behind a few buyers agents who browsed the MLS for listings in search of the right ones for their clients. As I worked and edited, I listened to their clicks, speeding through the MLS with a discernible stop in the clicks. I would asked what caused them to stop? The reason, they found a home with professional photos. They would take time to look at the photos longer, they can see more detail, get a better sense of the room and genuinely appreciated the finesse of the photos. Those other properties they would skip over and click through had bad photos, nothing really stood out. When you list a house with cell phone photos, dark photos, or non-professional photos, your listing will have very high probability of being skipped over.
With professional photography you can showcase key parts of the home, showcase special features, and ensure the home is delivered beautifully across all listing platforms. Professional photographers use powerful equipment to extract premium lighting situations, capture sharp and detailed angles, and have the experience it takes to capture the angle that draws the attention of buyers and their agents.
With professional photos you can sell faster and for way more value.
Did you know that 89% of home buyers who searched for a home on the internet found photos to be among the most useful features of REALTOR® websites, according to the 2017 NAR Profile of Home Buyers. Living in a Digital World, buyers now more than ever demand photos to view properties on-line.
Homes with high-quality photos receive 47% higher asking price per square foot. We believe one the reasons why this happens is because you elevate your brand value. By providing professional services you are putting powerful marketing dollars behind your brand. Buyers and their agents will consider your brand more serious and professional, therefore put better efforts into working with you, leading to a more qualified client and a more motivated transaction.
"More than 9 out of 10 agents are passionate about the importance of professional photography, but only half always use third-party professional photographers, according to the study, which is based on a survey of more than 400 top-producing agents and brokerages.
Thirty-five percent of agents, meanwhile, sometimes use professional photographers, while the remaining 15 percent either never use professional photographers or use in-house photographers, according to the study.
Those agents who never delegate photography to specialists — either to in-house or third-party photographers — tend to snap and edit their own photos." INMAN
We live in times where people are rushed to make decisions, get bombarded with branding and advertisement, and have programmed their minds to only select what standout to them. A bright, plump orange will likely always be chosen over a dull, bruised apple. This is why professional real estate photography is key when listing your clients home. You want to showcase it properly and correctly. Choosing professional services will show not only buyers, but your clients that you care and you brand means business. And at the end, it will convey a serious message about the way you conduct business that will lead to a more qualified offer that can lead to multiple offers situations or even better a fast sale.
